The Town of Whitchurch-Stouffville has approved a multi-year downtown revitalization that will reshape Main Street, add a new civic square, build an urban plaza, and bring over 1,100 new residential units near the Old Elm GO station.

What Is Happening with Stouffville Main Street?
Construction on the Main Street reconstruction is expected to begin in late 2026 and will span multiple construction seasons. The project is being phased east to west using a four-stage approach to avoid full road closures — so businesses and residents won't be completely shut out during construction.
The Town hired Accardi Engineering Group Ltd to lead the redesign, which includes:
- Restored on-street parking — the updated 30% design brings parking back to 76 spaces (up from 42 in the earlier draft that drew community pushback)
- New streetscaping — upgraded lighting, landscaped curb bump-outs for stormwater management, and improved drainage
- Accessibility upgrades — wider sidewalks and better pedestrian flow
- Seating and gathering spaces — new social areas, opportunities for public art, and future trail connections
- Transit improvements — better bus lane integration while reducing vehicle-pedestrian conflicts
The goal is to create a walkable, distinctive downtown with green features and modern infrastructure underneath.
What Is the Stouffville Civic Square Expansion?
In addition to Main Street, the Town is expanding and redesigning Civic Square with construction targeted for spring 2026. Stouffville purchased 6343 Main Street back in 2022 and demolished the building, adding 400 square metres to the square.
The new Civic Square design includes:
- Interactive water and lighting features that create movement and soften noise from Main Street
- Seasonal event spaces — dedicated areas for market booths and a holiday carousel
- Stronger connection between Main Street, Civic Square, and Memorial Park to improve walkability
- Enhanced nighttime lighting for safety and ambiance
This is a big deal for the community — it turns what was essentially a parking area into a real gathering place.
What About the New Downtown Urban Plaza?
The Town is also converting the southern portion of the 6240 Main Street parking lot into a public urban plaza, with a target opening of summer 2026. To make up for the lost parking, the Town secured a lease at 0 Library Lane, which will be rehabilitated to replace the displaced spots.
The plaza is designed to be a "uniquely-Stouffville destination" — a welcoming public space that complements the Civic Square and revitalized Main Street.
What New Developments Are Coming to Stouffville?
Beyond the downtown projects, the biggest development story is the Newstone Development near the Old Elm GO station. Stouffville council approved, in principle, a draft plan for 12724 and 12822 Tenth Line that includes:
- 1,162 residential units — 562 apartments, 548 stacked back-to-back townhouses, and 52 back-to-back townhouses
- Apartment buildings from 6 to 12 storeys
- 3,206 square metres of commercial space at grade, facing Tenth Line
- 1,796 parking spaces (most underground)
- Parks, trails, and stormwater management blocks
- Proximity to the Old Elm GO station for transit-oriented living
This is a transit-oriented, mixed-use community designed for density — a major shift for a town that has traditionally been low-rise residential.
On top of that, Housing York Inc. is developing Mosaic House, a community housing project on Main Street, and there are 12,700 total units in the development pipeline across the town, with nearly 5,800 already approved at some level.
Is Stouffville a Good Place to Buy Real Estate in 2026?
Stouffville is one of the fastest-growing communities in the GTA. The town has seen 54.3% population growth — well above the national average — and that trajectory is accelerating with the developments in the pipeline.
Here's what the numbers look like:
- Average home price: ~$1,063,000 (as of early 2026)
- Median days on market: 28 days
- Development pipeline: 12,700 units planned, 5,800 approved
- 2031 housing target: 25% achieved so far (1,642 starts)
The Main Street revitalization, new civic square, and transit-oriented developments are all signals that the Town is investing heavily in livability and infrastructure. For buyers and investors, that combination of government investment + transit access + population growth is exactly what drives long-term property appreciation.
The key risk? Stouffville only completed 60 new homes in 2024 — the lowest among 50 Ontario municipalities with provincial housing targets. The pipeline is there, but actual construction has been slow. That said, the approvals are stacking up and the infrastructure spend signals that building is about to ramp up significantly.
